ROOF REPAIRS
No repair is too small. From a simple gutter cleaning to a major repair we are here to help.
ASPHALT SHINGLES
Complete tear off’s or in some cases we can go over the one layer of existing shingles. We work with several great shingle manufacturers to match you up with your preference in style and color scheme. Most importantly we will install your new shingles according to the manufactures specifications to assure your new roof is warrantied for the specified time. All of the shingles we install are in compliance with Title 24 or Title 31 Cool Roof standards. These standards are in place to reduce energy consumption in residential and commercial buildings. Check with your local utility company for any Cool Roof Rebates.
TILE ROOFS
If you have a tile roof and it is leaking the chances are the underlayment which is the water barrier between your roof deck and tile has deteriorated. In most cases the builder only installed one layer of underlayment which has a 10 year life expectancy. If you do not have severely damaged or too many broken tiles we will reuse your same tile. The process is to carefully remove and stack the tiles on the roof. Remove all of the existing underlayment. Replace any damaged fascia,rafters,roof sheathing or plywood.Replace any damaged metals. We then will install a synthetic underlayment which has a 50 year warranty. After the new underlayment is installed we will reinstall your tiles and any broken tiles will be replaced.
If your existing tile is too damaged we will provide you with several options for new tile.
FLAT ROOFS
The most important item to address on a flat roof is to try to eliminate any ponding water that does not evaporate within 72 hours.
There are several options for flat roofs. Roofsource One offers multi layer torch down, self adhered modified cap sheet, elastomeric and silicone coatings. Upon completion of your roof inspection we will determine what the best option for your roof is.
FLAT ROOF RESTORATION
Restoration coatings have saved building and homeowners hundreds of thousands of dollars with us over the years. This service requires no tearing off the existing roof or new roofing material which depending on the size of your roof saves big money, minimal disruption and actually can give you a longer warranty than putting on a new roof. It will also save you money on cooling costs due to the white solar reflectiveness that will keep your roof much cooler in the summer.
With a roof coating service the roof will be prepped by applying sealant to all of the seams, inside and outside corners of walls,skylights and roof penetrations. Low or ponding areas will be addressed accordingly. An elastomeric or silicone coating will then be applied as the finished product. There are different warranties for different applied thicknesses. Most of our roof coating jobs are inspected by the manufacturer and the warranty is actually provided by the manufacturer directly. This service saves you money all the way around and gives you a great piece of mind knowing that you are not only warrantied by Roofsource one but the manufacturer as well.
WOOD REPAIRS
If you have damage to your roof eaves or patio cover chances are there is something wrong with the roof. Calling in a handyman or letting the termite guy put some bondo on the damage is only a bandaid if the roof is not properly repaired at the same time. Whether you need us just for the repair or if we are doing your roof, we will make sure to identify and address any wood damage. If replacing your roof it is extremely important that any damage to the roof eaves is replaced so you do not have to go back and fix it later causing damage to your new roof and possibly voiding your warranty.
ATTIC INSULATION
If you are replacing your roof and your attic insulation is low, old,full of dust and rodent droppings, this is the perfect time to replace or upgrade your attic insulation.When this is done while we are doing the roof we will not need to go through the house into the little attic access in the hallway or closet. We will cut access points on the roof to remove and replace your insulation without the dust, hoses, mess and inconvenience of going through your house.
If your insulation is in good condition and just a little low, we can also just add insulation to help lower your heating and air conditioning bills.
DRYWALL REPAIRS
If water has damaged your ceiling or walls we can make any necessary repairs with minimal intrusiveness and damage. By way of attic inspection (where applicable) and using infrared technology we can pinpoint the extent of the water intrusion in the ceiling and walls. The infrared tools allow us to precisely address the wet areas without going too far or missing saturated areas. We will remove and replace any affected drywall and insulation, texture and paint.
ATTIC PROTECTION
If your home has multiple layers of roofing and no plywood with wood shake as the first layer, we must go into the attic and cover the ceiling with plastic. If this is not done, much of the debris will fall into your insulation and will be impossible to takeout without removing all of the insulation. Access points will be cut out on the roof and the plastic will be installed prior to removal of the roof. Upon completion of the tear-off the plastic and debris will be removed. The new plywood will then be installed.
